Getting started

Preparing financially

A strong purchase starts well before you tour homes. Take time to understand your budget, savings, and credit so you can shop with confidence and act quickly when the right property appears.

  • Build a realistic monthly budget that includes the mortgage payment, property taxes, insurance, and any HOA dues.
  • Save for a down payment and for closing costs — they are separate, and closing costs typically add several percent of the price.
  • Review your credit reports for errors before applying, since your credit affects the loans and terms available to you.
  • Consider getting preapproved so you understand your price range and can make a credible offer.
Note: A preapproval is an estimate from a lender, not a guarantee of final loan approval.

Questions to ask a lender

Comparing lenders is one of the most valuable things a buyer can do. Ask each lender the same questions so you can compare fairly.

  • What loan programs do I qualify for, and what are the trade-offs of each?
  • What interest rate and APR are you quoting today, and how long is it locked?
  • What are the estimated closing costs, and which of them can I shop for?
  • Are there any prepayment penalties, balloon payments, or adjustable features?
  • What documents do you need, and how long does your process usually take?

Comparing financing options

Home loans differ in their rate structure, length, and up-front costs. There is no single “best” loan — the right choice depends on your budget, how long you plan to stay, and your comfort with risk.

Fixed-rate loans keep the same interest rate for the life of the loan, while adjustable-rate loans can change over time. Shorter terms usually mean higher payments but less interest paid overall. “Points” are optional up-front fees that can lower your rate. Compare the APR and total interest across offers — not just the monthly payment.

Understanding Loan Estimates

When you apply for a mortgage, the lender must give you a standardized, three-page Loan Estimate. It lays out your rate, monthly payment, closing costs, and key loan features so you can compare offers side by side. Read it carefully and ask about anything that looks different from what you expected. The Consumer Financial Protection Bureau offers a free, interactive walkthrough of the form (linked below).

Home inspections

An inspection is your chance to understand a property’s condition before you finalize the purchase. A licensed inspector examines the home’s major systems and structure and provides a written report. Depending on your agreement and timeline, you can use the findings to ask questions, request repairs, or reconsider.

For some properties you may also consider specialized evaluations — such as roof, sewer, pool, chimney, or pest inspections.

Homeowners insurance

Most lenders require homeowners insurance to be in place before closing. Start shopping early, because in some Southern California areas coverage can take time to arrange. Compare policies on what they cover, deductibles, and exclusions — not price alone.

If you have trouble finding coverage in a higher-risk area, the California FAIR Plan provides basic fire insurance when the traditional market is not available, and the California Department of Insurance offers neutral consumer guidance (both linked below).

Wildfire and flood-risk research

Understanding a property’s natural-hazard exposure helps you plan for insurance and safety. CAL FIRE’s Ready for Wildfire program explains defensible space and home hardening, and FEMA’s Flood Map Service Center lets you look up a property’s flood zone by address. Sellers in California are generally required to provide a Natural Hazard Disclosure; these tools help you understand what it means for you.

Escrow and closing

Once your offer is accepted, the transaction moves into escrow — a neutral process where a third party holds funds and documents until every condition is met. During this period you’ll typically complete inspections, finalize your loan, review disclosures, and confirm the title.

At closing you’ll sign final documents, your funds and loan are applied, and ownership transfers. Review your Closing Disclosure against your Loan Estimate and ask about any differences before you sign.
