1. Introduction
This Cookie Policy explains what cookies and similar technologies are, what this website stores in your browser, the choices you have, and how to change or withdraw a choice at any time. J Perl Properties does not use advertising, marketing, or cross-site tracking technologies on this website.
2. What are cookies and similar technologies?
Cookies are small text files a website places on your device. Similar technologies include local storage and session storage, which also keep small amounts of information in your browser. They are used to make a website work, to remember choices you make, and — where you allow it — to measure how the website is used.
3. How your choices are managed
This website uses a consent-management system to control optional technologies. When you first arrive, a notice asks for your choice and offers all three options in a single step: Accept All, Reject Non-Essential, or Manage Preferences. Optional technologies stay blocked until you allow them. Nothing optional is switched on in advance, scrolling or continuing to browse does not count as consent, and you can read the site, use the menus, and send us a message without making any choice at all.
4. Categories you can control
- Necessary — always active. Needed to operate and secure the website, to remember your privacy choice, to protect our contact forms from spam, and to let site administrators sign in. These cannot be switched off and are not used to build a profile of you.
- Preferences — optional, off unless you allow it. Storage used only to remember choices you make, such as display settings. This website does not currently use any preferences technologies.
- Statistics — optional, off unless you allow it. Used to measure general website use. The only statistics tool on this website is Independent Analytics (see section 6).
- Marketing — optional, off unless you allow it. Would cover advertising, retargeting, or cross-site tracking technologies. There are none on this website at present. The category is shown so that the control exists if a marketing service is ever added, and it remains switched off.
5. What this website actually stores
Before you make a choice, this website sets no cookies at all. The items below are stored only after you interact with the privacy notice, or only if you sign in as an administrator. All of them are first-party: they are set by this website, on this website’s own domain, and are not shared with any third party.

This website has no advertising pixels, ad-network tags, social media tracking scripts, third-party embeds, maps, videos, or MLS or IDX widgets. No service worker or offline cache is used.
6. Independent Analytics and the Statistics category
We use Independent Analytics to understand general website use, such as which pages are viewed. It is worth being precise about how it works:
- It runs on this website. Page-view records are written to this website’s own database on our own hosting. They are not sent to an analytics company.
- It sets no cookies and writes no local or session storage in your browser.
- Even so, it is classified under Statistics and is blocked until you allow that category. Its script is delivered in a disabled state and only runs after you choose to allow Statistics.
- If you reject non-essential technologies, or later withdraw Statistics consent, it stops recording new visits.
7. Your choices, and how to change them
On your first visit you can select Accept All, Reject Non-Essential, or Manage Preferences to switch categories on or off individually. Rejecting is exactly as easy as accepting — both are a single click on the first screen.
To change or withdraw your choice at any time, select “Cookie Settings” in the footer of any page on this website. That reopens the same preference centre, shows the choice currently saved, and lets you allow more, allow less, or reject everything optional. Withdrawing is as easy as giving consent, and you do not need to clear your browser or contact us to do it.
8. How long your choice lasts
Your choice is remembered for 180 days, after which you will be asked again. You will also be asked again sooner if we add a new optional technology, if the purposes materially change, or if this policy changes in a way that affects what you agreed to.
9. Global Privacy Control and Do Not Track
This website recognises the Global Privacy Control (GPC) signal and the older Do Not Track browser setting. If your browser or a browser extension sends either signal, optional technologies stay switched off and you are not asked for consent. A GPC signal never switches the Marketing category on.
10. We do not sell or share your information with advertisers
J Perl Properties does not sell personal information, and does not share personal information with advertisers for their independent marketing or for targeted advertising. There is currently no advertising or cross-site tracking technology on this website. Our Privacy Policy explains the limited circumstances in which information is disclosed, including the technical service providers that support hosting, forms, email delivery, security, and analytics on our behalf.
11. Managing storage in your browser
Separately from the controls on this website, most browsers let you block or delete cookies and site data through their own settings. Blocking all storage may stop this website from remembering your privacy choice, in which case the notice will appear again on each visit.
12. Changes to this Cookie Policy
We may update this Cookie Policy. The current version is always posted on this page with the date at the top. If a change materially affects what you agreed to, you will be asked for your choice again.
