Homeownership planning

Owning a home is a long-term responsibility as well as an investment. Planning ahead for insurance, maintenance, and the occasional big expense helps protect your property’s value and your peace of mind.

  • Keep a reserve for repairs and unexpected costs.
  • Track important dates: insurance renewals, warranties, and service schedules.
  • Understand your property’s specific needs — older homes, pools, and hillside lots each require different care.

Homeowners insurance

Review your homeowners policy each year to make sure your coverage still matches your home’s value and your needs. Pay attention to deductibles, exclusions, and coverage for specific risks like fire. The California Department of Insurance provides neutral consumer guidance and tools (linked below).

California FAIR Plan information

In some higher-risk areas of California, standard insurers may decline to write or renew fire coverage. The California FAIR Plan is the state’s “insurer of last resort,” offering basic fire insurance when coverage isn’t available in the traditional market. Maintenance records

Keeping organized records of repairs, upgrades, warranties, and service visits makes ownership easier and can help when it’s time to sell. Buyers and appraisers value a well-documented maintenance history.

Preventive maintenance

Small, regular maintenance usually costs far less than emergency repairs. A simple seasonal routine helps catch problems early.

  • Service heating and cooling systems and change filters.
  • Check the roof, gutters, and drainage before the rainy season.
  • Test smoke and carbon-monoxide detectors.
  • Look for plumbing leaks and seal gaps around windows and doors.
  • Keep trees and brush trimmed, especially in fire-prone areas.

Pool-property considerations

A pool adds enjoyment but also responsibility. Regular water treatment, equipment checks, and safety measures keep it in good shape and help prevent costly problems.

Wildfire and emergency preparedness

Much of Southern California faces wildfire risk. Creating defensible space, hardening your home, and having an evacuation plan can make a real difference. CAL FIRE’s Ready for Wildfire program is an excellent starting point, and FEMA’s tools help you understand other hazards like flooding (both linked below).

Preparing a property for sale

Presentation matters. Thoughtful cleaning, decluttering, minor repairs, and staging can help a property show well and appeal to more buyers. Focus on the improvements that make the biggest difference for your home and budget.
