Preparing for a rental search
A little preparation makes a rental search faster and less stressful. Knowing your budget, timing, and priorities helps you act quickly when you find a place that fits.
- Set a monthly budget — many housing providers look for income around a set multiple of the rent.
- Decide on your must-haves: location, size, parking, pets, and move-in date.
- Gather references and be ready to show you can meet the property’s requirements.
- Start early — desirable rentals move quickly and availability changes often.
Information renters may need
Every landlord, apartment community, or property manager sets their own application requirements. You may be asked to provide proof of income, rental history, references, and identification. Requirements, fees, and deposits vary by property.
Renters insurance
Renters insurance is usually inexpensive and can protect your personal belongings and provide liability coverage. Some housing providers require it. Compare policies on coverage limits, deductibles, and what’s excluded. The California Department of Insurance offers neutral consumer information (linked below).
Questions to ask before signing a lease
A lease is a binding contract. Read it fully and ask questions before you sign.
- What is the monthly rent, and what’s included (utilities, parking, trash)?
- How much is the deposit, and what are the conditions for its return?
- What is the lease length, and what happens when it ends?
- What is the policy on pets, guests, maintenance requests, and repairs?
- Are there any additional fees, and how and when is rent paid?
Rental application preparation
Being ready to apply helps you stand out. Have your basic information organized so you can complete an application accurately when you find the right place.
- Proof of income, such as recent pay stubs or an equivalent.
- Rental history and references.
- A valid form of identification.
- A plan for the deposit and first month’s rent.

Moving checklist
- Confirm your move-in date and lease terms in writing.
- Schedule movers or a truck early.
- Set up utilities and internet before move-in.
- Update your address with important contacts.
- Document the unit’s condition at move-in with photos.
- Get renters insurance if required or desired.
Utility setup
Set up your utilities before move-in so services are on when you arrive. In much of Southern California, natural gas is provided by SoCalGas, and electricity is provided by LADWP or Southern California Edison, depending on your location. You’ll also want to arrange water, trash, and internet with your local providers. Ask your landlord which utilities are included and which are your responsibility.
